Course Description

This assignment will introduce the financial tools and methodology necessary to evaluate a small property acquisition. COURSE METHODOLOGY: Students will select a single family residence or small multi-family residential property which is listed for sale. Using internet sources, students will determine the Fair Market Rent of the Subject Property, determine the annual and monthly carrying costs, determine the tax benefits of owning the subject property, and construct a real estate pro-forma. The exercise will help determine if the property selected may produce a positive cash flow if purchased and thus constitute a profitable investment. There is no textbook. A course reader will be available from Copyvision.
