Real Estate Finance Problems: Real Development and Zoning Analysis (Spring 2019)

Course Description

This course will give students the tools to understand and analyze the underlying zoning constraints of any parcel, including use-restrictions, setbacks, density, height limits, and parking requirements.  The exercise will help students understand zoning requirements and how they impact potential real estate development.

Each student will select a parcel and conceptualize a fictitious development that takes into account all of the underlying zoning rules.  The project can entail residential, commercial or mixed-use development, redevelopment or adaptive reuse.  

Using public and online resources, students will determine the current zoning of the subject property and delineate the possible uses and limits of the underlying zone.  Students will specify the nature of their proposed development, examine the economic rationale of their proposal, and identify any conflicts with current zoning.   Students will learn the zoning concepts by actually applying them to their proposed project.
